You can also crush your shopping game in 12 South by hitting up Draper James (Reese Witherspoon's store!), checking out White's Mercantile, and perusing all of the amazing high end thrift stores located up and down the 12 South strip.

★Layout★
This is an upstairs apartment. You'll enter your private space by a set of stairs on the side of the home. Once inside, you'll find yourself in the private living room with an extra closet to store all of your suitcases for your stay! Connected to the living room is the bedroom featuring a queen sized bed along with the full size bathroom. There is also a queen sized air mattress. Please note that the bathroom does have a sloped ceiling - see pictures. Please do remember that this home does not have a kitchen for your use. This home is 100 years old, so the floors will creak. Don't worry a bit! It doesn't bother the downstairs tenant. There is a door separating the first and second floor. The two sections of the home are completely separate, divided by a door, so your rental will be 100% private.

★The Neighborhood★
One of the trendiest areas in Nashville, 12 South is a shopping and dining destination full of restaurants, coffee houses, bakeries, bars, and boutiques featuring local designers and makers. This area is very walkable and features some of the best murals in the city.
★House Rules★
During your stay, we ask that you remember to be respectful of your neighbors. Quiet hours are from 10pm- 7am. For real, take the party to the Honky Tonks on Broadway. Additionally, thank you for respecting our 'no smoking' and 'no pets' policy so that we can keep our properties in the best condition possible. Pets include but are not limited to cats, zebras, livestock, and/or spouses. There are also no firearms permitted within the home or on the surrounding property. Should you choose to ignore this, there will be a $300 fine assessed for breaking either of these rules. We thank you for refraining and being respectful of our homes - please don't make us hunt you down for fines as it cuts into our nap time.
Neighborhood
It doesn`t get any better when it comes to the incredible location of this home! Nestled smack dab between the plethora of 12th South & 8th avenue neighborhood amenities, your choice of restaurants, bars, coffee shops, entertainment, shopping and more will be right at your fingertips! WALK just a block or two to Five Daughter`s Bakery, Jeni`s Splendid Ice Creams, and MAFIAoZA`s just to name a few. On top of that, you`ll only be 5-7 minutes from other desirable Nashville hotpots like The Gulch, Music Row, Hillsboro Village, West End and Downtown Broadway.

Guests will have 100% private access to this home as advertised.
Transit
Save your money and don`t worry about a rental car with this location! There are TONS of options walkable from this home. Those options that are not walkable will only cost around $5-$7 one way in a Lyft or Uber. Save that rental car money for some amazing drinks and eats around town!

★Damage Waiver★
You are renting a private home. Please treat the property with the respect you would like shown to your own home. We get that accidents happen – some more sober than others – and we want you to be aware of your Damage Waiver coverage should something get a little wild during your stay. In an attempt to make this easier for you, the Damage Waiver fee is included in your cleaning fee. Here’s how it works: by booking with Stay Local Nashville, Inc., you understand and accept that your booking fees include a Damage Waiver. It is the Guests’ responsibility (that’s you!) to report damage that is caused to the Property during your stay. The vacation rental Damage Waiver is not insurance, but instead an agreement by Stay Local Nashville, Inc., to replace or repair unintentional damages up to $1,000.00 (one thousand dollars) in total to the rental unit’s interior. Damages that qualify for this agreement must occur during a Guest’s reservation, be disclosed to management prior to check out, and the Damage Waiver must have been paid in full prior to arrival (don’t worry, it’s wrapped into the cleaning fee!). Any damages that either exceed $1,000.00 (one thousand dollars), are not disclosed prior to check out, or are deemed intentional, will be charged to the credit card on file, through the Airbnb resolution center. Rented this cute place not knowing it was during the CMAs. There was a lot of hustle and bustle in town, but not at this quiet bungalow. The historic charm of this upstairs unit was maintained and added to the experience. Everything was clean and comfy and the mini-split A/C kept things nice and cool. The main street is two blocks away and has a variety of shops and food. Kroger is also within a quick drive. Parking on the street was easy. Never had to search for a spot. Coffee on the porch in the morning was nice. Some things that would have made this 5 stars would be to have a larger bathroom and to seal off the downstairs unit in a way that makes it look more finished. The angled bathroom ceiling makes it a bit cramped.

The space is nice and clean, most amenities are provided for a long weekend stay and the overall experience was good! The house is a bit old so the floor boards are very squeaky. It wasn't obvious where to take the rubbish out to after the stay as per check out instructions.

Teryn and Darbi's place is just what I needed for a few days. It was clean and comfortable. There were pods, but no washer in case you were like me and expecting one. However, the sink worked well as a washer and the balcony makes a great dryer. Thanks Teryn and Darbi.

Super location one block off 12 South. Very clean, but needs to be updated to today’s standard. Not my taste. Hosts were very proactive on communications. Ceiling height for shower is an issue for anyone over 6’. Enjoyed my 1-night stay.
